STATE OF THE MARKET

             It is our opinion that at least three distinct real estate markets exist in Southwest Florida

Low End  -  Our lowest end market is around $150,000 and below.  Many of these properties have been sold as foreclosures and "short sales" during the past year.  It is important to screen these properties carefully as many need extensive repairs.  In addition, it is important to understand the "neighborhood" environment in which they are located.

Middle Market  -  We identify the middle market as that which begins at about $150,000 to  $750,000.  This is easily the largest share of the market, and although it the market appears to be bottoming, we feel that over a five to ten year span, one would perceive little or no impact on a percentage return on a property.  Some great buys in South Cape Coral waterfront properties still exist although the inventory is rapidly being sold off.

High End   -  The upper end of the market, over $750,000, is clearly the most active presently.  It is also the smallest segment, and least affected by the overall decline locally and nationally. Tremendous discounts have made in order to sell these homes.

WHEN TO PURCHASE

Golf Realty Group is a real estate company that has never sold residential property as an investment.  Our clients use their homes for their personal use, although some do rent them.  Most clients make a profit when selling, however, we feel it is not our business to be investment advisors.  This does not preclude us from studying markets, prices, and especially value.  We work diligently to determine the best price and value of a particular home or community.  We also pay close attention to golf memberships and boat slip markets.  Generally, we feel when everyone is trying to sell, it may be the time to buy.  Golf Realty Group's main goal is to help clients to find the most informed decision possible to fit their needs and desires.  More often than not, our new friends find situations and opportunities they had never even dreamed possible.  That really is our business.
